Five years ago, a luxury community differentiated itself with a gate and a golf course. That’s no longer enough. Walk into any new luxury development sales office in the valley right now and you’ll see the same short list of amenities builders are racing to include — and buyers are starting to expect them as table stakes, not upgrades.

The Resort-Style Clubhouse Is the New Baseline

Esplanade at Red Rock, one of the higher-profile communities bringing new inventory to the west side, is anchoring its offering around a 10,000-square-foot amenity building with a restaurant, bar, spa, fitness center, resort pool, and a golf simulator — plus a separate clubhouse, pickleball courts, a pet park, and an event lawn. That’s not a golf community with a pool anymore. It’s a small resort with homes attached.

Four Seasons’ new standalone private residences, set within MacDonald Highlands, are following the same script: scenic walking and biking trails, two pickleball courts, and a virtual golf simulator built into the community amenity package rather than left to individual homeowners.

Why Pickleball and Simulators Specifically

Both amenities solve the same problem from different angles — they let a smaller footprint deliver a full recreational experience. A golf simulator gives buyers who don’t have time for an 18-hole round (or who are only in Vegas part of the year) the game on demand, indoors, regardless of 110-degree afternoons. Pickleball courts take a fraction of the land a tennis court requires and serve a much wider age range of residents, which matters in communities trying to attract both retirees and younger tech-wealth buyers.

It’s Showing Up Inside the House, Too

The community-level arms race has a mirror inside individual luxury estates. Full-swing golf simulators, home theaters, and whole-home automation systems are increasingly standard asks from buyers at the top of the market — not because every buyer golfs or hosts movie nights, but because the space has become a signal of what tier of home you’re in.

What This Means If You’re Buying or Selling

If you’re a seller in a community without these amenities, don’t panic — location, lot, and views still do the heaviest lifting. But if you’re comparing two similarly priced new-construction communities, the amenity package is increasingly the tiebreaker, and it’s worth touring the sales center even before you tour a model home. If you’re building or doing a major renovation, a golf simulator room or flexible media space is one of the few “trend” additions I’d actually call a durable one — it’s function, not just fashion.
